Construction Management services
Construction Management (CM) is a form of project delivery which combines early involvement of the construction professional with the benefits of the bid process. In its purest form, and done correctly, it is the best project delivery method available for large companies, public agencies and school boards.
It allows owners to select a professional CM as their advocate and still meet legal accountability requirements for bidding the actual work. The bidding is done through numerous bid packages developed and managed by the CM. Construction Plus as your CM defines, bids, contracts and manages this process for a fixed fee.
CPI is one of the few companies in Tennessee to provide both CM Agency and CM at risk services; the results we have achieved speak for themselves, consistently delivering large projects ahead of schedule, and significantly under budget.
As your CM agent we manage the entire process for owners as their professional agent, the contracts are held directly between the owner, vendors and contractors. You see where every dollar goes, and have total transparency from the beginning to the end of the project. This has become a more progressive method being used in major markets around the country and produces maximum savings and value for the owner who does not mind assuming some of the risk for the project.
CM “at risk” services provide the same pre-construction services and advantages as CM agency but also allows the owner the ability to fix the price at some agreed point. With CM at risk the “risk” shifts from the owner to the CM once the guaranteed maximum price is set. This method appeals to owner’s who are more risk adverse and are willing to pay the associated costs of subrogating that risk to the CM.

GENERAL CONTRACTING
CPI also works for owners on projects as a traditional general contractor. Under this traditional design-bid-build method we work with your architect or designer of choice. The scope of work is negotiated for a fixed price or a cost plus a fee based upon a scope of work defined by design documents and specifications done by the owner’s design professionals. We have completed hundreds of millions of dollars of such projects on time and with superior results.

Pre-Construction Services:
We provide professional services for owners considering future projects who
